The Office of the Otter Tail County Auditor – Treasurer will receive sealed bids for the sale of the following described parcel of real property (land and building):

Parcel No. 60-000-11-0096-001 Legal Description:

That part of the Northwest Quarter of the Southeast Quarter, Section 11, Township 131, Range 42, Otter Tail County, Minnesota, described as follows: Commencing at the northwest corner of Lot 6, NEW HOME ADDITION TO DALTON, according to the recorded plat thereof; thence South 00 degrees 17 minutes 18 seconds East (bearing is based on Otter Tail County Coordinates – 1996 Adjustment) along the west line of said NEW HOME ADDITION TO DALTON, a distance of 17.00 feet to the intersection with a line 50.00 feet southerly of, as measured at a right angle to and lying parallel with, the centerline of County State Aid Highway No. 12, the point of beginning of the land to be described; thence South 89 degrees 08 minutes 13 seconds West along said parallel line, a distance of 155.38 feet to a point of curvature in said parallel line; thence westerly, along said parallel line, on a tangential curve concave to the south, having a radius of 238.89 feet and a delta angle of 24 degrees 38 minutes 30 seconds, for an arc distance of 102.74 feet; thence South 00 degrees 17 minutes 18 second East a distance of 91.55 feet to the intersection with a line 75.00 feet northeasterly of, as measured at a right angle to and lying parallel with, the centerline of County State Aid Highway No. 82; thence southeasterly, along last said parallel line, an a non-tangential curve concave to the southwest, having a radius of 1984.86 feet, a delta angle of 08 degrees 36 minutes 22 seconds and a chord bearing of South 59 degrees 04 minutes 48 seconds East, for an arc distance of 298.13 feet to said west line of NEW HOME ADDITION TO DALTON; thence North 00 degrees 17 minutes 18 seconds West along said West line, a distance of 270.19 feet to the point of beginning. Containing 1.08 acres more or less.

The above described property will be sold in its present condition. The sale and future development is subject to any and all existing easements and public road right-of-ways, as well as to city, county and township ordinances as applicable.

The Office of the Otter Tail County Auditor-Treasurer, Government Services Center – 510 Fir Ave W., Fergus Falls, Minnesota will accept sealed bids until 1:00 p.m. on Monday, November 30, 2015. The Otter Tail County Auditor-Treasurer’s office will open and read aloud the sealed bids on Monday, November 30, 2015 at 1:30 p.m. in the Otter Tail County Commissioners’/Otter Tail Lake Rooms, Government Services Center – 500 Fir Ave W., Fergus Falls, Minnesota.

A bid bond or cashier’s check equal to at least 5% of the total bid amount must accompany the sealed bid and should be made payable to the Otter Tail County Treasurer. Otter Tail County must receive payment in full at the time of closing. In addition to the total bid amount, the successful bidder will be responsible for the legal notice publication costs, all costs associated with the closing and all other applicable costs, fees (recording fee), taxes (deed tax) etc. The Otter Tail County Auditor-Treasurer reserves the right to open competitive bidding on Monday, November 30, 2015, from the floor to those individuals who submitted a qualified sealed bid on or before 1:00 p.m. on Monday, November 30, 2015.

The Otter Tail County Board of Commissioners will award the sale of this property on Tuesday, December 1, 2015 to the highest and most responsible bidder; however, the Otter Tail County Board of Commissioners does reserve the right to reject any and/or all bids. All mineral rights to the property shall be reserved to the County of Otter Tail, Minnesota.

A qualified sealed bid will include the following: identification of the parcel being bid, the total base bid amount, excluding legal notice publication costs, closing costs and all other applicable costs, fees, taxes etc., which will be the responsibility of the successful purchaser; a preferred closing date for the property transaction; and either a bid bond or a cashier’s check equal to at least 5% of the total base bid amount.
